CWS Sliding & Patio Doors: The Orlando Owner’s Guide
If your CWS sliding or patio door is sticking, leaking, or won’t lock, we stock the parts and do the repair or full replacement, typically between $185 and $1,900 installed depending on whether it’s a roller swap or a full door replacement. Most CWS door repairs in Orlando are done in a single visit, and we carry common CWS components on the truck so you’re not waiting on a backorder. The way most Orlando homeowners find us is after a door that used to glide becomes a two-handed shove, or after an afternoon thunderstorm leaves a puddle on the tile near the track.
If the doors won’t stay shut or the lock won’t engage, that’s a security problem, not just an annoyance. We treat it that way. Call (850) 613-9382 and we’ll give you a written price before any work starts.
Which CWS Models This Applies To
CWS sliding and patio doors show up in a lot of Central Florida homes, from older condo towers along the I-Drive corridor to single-family houses in Conway and Doctor Phillips. The brand made several series over the years: the 9800 and 9900 sliding glass doors, the 9750 and 9550 patio doors, and a range of multi-slide and pocket door systems that go into higher-end builds around Windermere and Baldwin Park.
Here’s the compatibility gotcha most people run into: CWS changed roller hardware between production years, so a 2006 9800 roller won’t necessarily fit a 2016 9800. The frame’s the same series, but the carriage depth and wheel diameter differ. We identify the right part by pulling the door panel, reading the stamped code on the roller housing or strike plate, and measuring the stile width. If the stamp’s worn off (common in Florida humidity), we match by measurement.
On the OEM question: CWS no longer manufactures every legacy part, and where factory parts are gone, we use quality aftermarket equivalents that match the original spec. We’ll tell you honestly which one you’re getting and why. We’re an independent service provider, not affiliated with CWS, so our recommendation isn’t tied to what the factory still lists on a price sheet.
Signs Your CWS Sliding & Patio Door Is Failing
- The door drags or feels like it’s grinding. The roller wheels are flat-spotted or the bearings are shot. Orlando’s heat and humidity accelerate bearing wear, especially on west-facing doors that bake all afternoon.
- Water pools inside the track after rain. The weep holes are clogged with mold and debris, or the track’s gone out of level. Left unaddressed, this rots the subfloor under the slider, and in Orlando, that rot spreads fast.
- The lock won’t throw or the handle spins without engaging. The mortise lock’s internal pawl has stripped, or the strike plate shifted. This is the one we’d treat as urgent. A patio door that won’t lock is an open invitation to anyone who tests it.
- Condensation or haze between the glass panes. The insulated glass seal has failed. In Florida’s wet season, this is almost never a cleaning issue. The fix is a new insert or sash, not a squeegee.
- The door’s out of plumb and won’t sit square in the frame. The header or threshold has settled, or the original install didn’t include proper flashing. This is common in older Orlando homes where the concrete slab has shifted over decades.
Replacement Cost & What’s Included
| Service | Typical Orlando Price Range | What It Includes |
|---|---|---|
| Roller replacement (per panel) | $185 – $325 | New rollers, track cleaning, alignment, lubrication |
| Lock / handle replacement | $140 – $240 | New mortise lock or handle set, strike adjustment |
| Insulated glass insert | $380 – $750 | New sealed unit, gasket, and re-glaze |
| Full CWS door replacement | $1,200 – $1,900 | New slab or full frame, labor, haul-away, written warranty |
What drives the spread is mostly the door’s age and the frame’s condition. A roller swap on a 2012 door with a clean track sits at the bottom. A full replacement on a 1998 pocket door where the header’s shifted sits at the top. Either way, you’ll get a written price before we touch a screwdriver. Every part we install carries a written guarantee, and if the repair fails, the second visit is free. That’s the 365-Day Done Right Promise, and it’s not a verbal assurance. It’s in writing on every job.
DIY or Call Us?
Here’s the honest split, because there are things worth checking yourself and things that’ll cost you more after a YouTube session goes sideways. You can safely clean the track, clear the weep holes with a wire, and tighten a loose handle screw. Those are homeowner tasks.
Where DIY goes wrong is the panel. A CWS sliding door panel weighs between 150 and 220 pounds. Lifting one out without knowing the lift-and-tilt sequence risks the glass, the frame, your fingers, and the drywall. And if a spring-loaded roller releases while you’ve got the panel half out, you’re suddenly holding a door you can’t control. If the door’s heavy and stuck, call us. We do this every week in Orlando, and we bring the right lifting hardware. Call (850) 613-9382 for an honest assessment and a written quote.
FAQs
Most CWS rollers in Orlando last 8 to 15 years before they flatten or bind, depending on door exposure, how often the door cycles, and whether the track’s ever been lubricated. West-facing doors in direct afternoon sun tend to fail earliest. If your door is older than ten years and starting to drag, the rollers are at the end of their service life.
Call (850) 613-9382 and we’ll inspect it and tell you exactly what’s left in those rollers before you decide.
Most CWS sliding and patio door problems are repairable: rollers, locks, handles, weatherstripping, and glass inserts can all be replaced individually. The point where replacement makes more sense is when the frame’s rotted, the header’s sagged, or the track’s corroded through from years of standing water. We’ll show you the damage and let you decide. We don’t push full replacements on doors with a $250 fix.
Most single-panel repairs, like a roller or lock replacement, take 60 to 90 minutes on-site. A glass insert swap takes about two hours, including removing the old unit and letting the new sealant set up. Full frame replacements are usually a one-day job for our Orlando crew, start to finish.
We stock the common CWS parts on our trucks: rollers for the 9800 and 9900 series, mortise locks, handles, and standard weatherstripping profiles. Rare parts, like a pocket door carriage for a custom-size panel, may take 3 to 7 days to source. We’ll tell you up front whether it’s on the truck or needs to be ordered before you pay for anything.
